    While nearby neighborhoods such as Eden Isle and Clipper Estates are geographically close, they are not affiliated with Oak Harbor or Marina Drive. These communities maintain their own associations and governance structures, separate from OHPOA and MDOHPOA.

    Understanding this distinction is essential for residents, as it clarifies which rules, services, and oversight apply specifically to Marina Drive properties.     In addition to this overarching declaration, each sub-association—including Marina Drive—has its own supplemental CCRs tailored to the specific needs and characteristics of its community.
     
    Properties located on Marina Drive fall under one of six supplemental documents, each serving as an extension of the main Restated Declaration. To determine which document applies to a specific property, homeowners will need to know the Unit Number associated with their street address. 
     
    While reviewing Marina Drive CCR's, it appears we are located in Eden Isles.  30 years ago, Marina Drive was brought into Oak Harbor.  Those original documents were not changed and still show Eden Isles in our legal description.  We are in no way affiliated with Eden Isles.

    As part of their responsibilities, Community Management conducts twice-monthly drive-by inspections to identify potential violations of the Covenants, Conditions, and Restrictions (CCRs).     As of 2025, annual dues for Marina Drive are set at $175 per property. This amount may adjust over time to reflect rising operational costs, ensuring the association remains financially stable and capable of meeting its obligations.

    Our HOA operational account remains fully funded to ensure routine expenses such as landscaping, maintenance, inspections, and administrative services are current. In addition to these day-to-day funds, the association maintains adequate reserve accounts locally in Certificates of Deposit (CDs). These reserves provide a secure financial cushion for future needs, including infrastructure improvements, emergency repairs, and long-term capital projects.

    Electric service is provided by CLECO.  Although power outages along Marina Drive are very rare, homeowners may install whole-house generators for backup power needs. Generator installations require proper permitting and must be reviewed and approved by the Architectural Committee or Board before any work begins. Solar power is also allowed on Marina Drive, though it is limited to the back of roofs.  This process helps maintain safety and visual consistency throughout the community.

    Marina Drive does not have access to natural gas infrastructure. To meet specific energy needs, some residents use propane systems. If you plan to install or modify a propane system, you must first obtain a permit from St. Tammany Parish, and submit your plans to the Architectural Committee or Board for approval prior to installation.

    Internet Service Providers for Marina Drive

    As of 2025, Marina Drive residents have access to internet service from AT&T, Spectrum, and T-Mobile. Among these, T-Mobile is currently the only provider offering wireless internet service in our area.  While Dish and other satellite providers are technically available, satellite dishes may not be attached to homes or mounted in yards under community guidelines. 

    Looking ahead, Verizon Wireless is expected to expand coverage and begin offering internet service to Marina Drive in the near future, providing additional options for residents.

    We recommend checking with each provider directly to confirm availability, speeds, and service plans for your specific address. As new providers enter the area, we’ll continue to share updates to help residents stay informed and connected.

    Trash and Bulk Pickup Services – Coastal Environmental Services (CES)

    While some residents may currently use other providers, Coastal Environmental Services (CES) is the preferred and contracted vendor for Oak Harbor—and the one all residents are expected to use. CES provides consistent service across our community on Tuesday and Friday, including bulk item pickup on the last Monday of each month, a valuable service not offered by other companies.

    If you experience issues with CES and are unable to resolve them directly, our Board maintains contact with CES leadership and can assist in escalating concerns when needed. We’re committed to ensuring reliable service and a clean, well-maintained neighborhood.

    Public Safety and Surveillance on Marina Drive

    The St. Tammany Parish Sheriff's Office maintains a satellite office within Oak Harbor, located approximately 1–2 miles from Marina Drive on Oak Harbor Boulevard. This close proximity ensures timely response and a visible law enforcement presence in our community.  Essentially, Marina Drive has no crime.  

    To further enhance public safety, Marina Drive operates a private license plate surveillance system that is directly linked to the Sheriff's Department dispatch center. This system is designed to identify vehicles that match active BOLOs (Be On the Lookout alerts) issued by law enforcement. It does not report civil infractions such as unpaid tickets, expired registrations, or other non-criminal matters.

    The sole purpose of this system is to assist in identifying vehicles associated with criminal activity, helping to maintain a safe and secure environment for all residents. We appreciate your cooperation and understanding as we continue to prioritize community safety.

    Architectural Review Process for Exterior Property Changes

    Before beginning any exterior property changes, homeowners are required to submit plans to our management company for review. Once all necessary documentation is received, the request is forwarded to the Marina Drive Board of Directors for approval.

    By governance, the Board has up to 45 days to review each project. However, in practice, most projects are approved within just a few days of Board receipt. Occasionally, a site visit may be required, which typically adds minimal time to the process.

    Once approved, all project documentation is maintained in a permanent file for future reference and compliance tracking. This ensures consistency, accountability, and a clear record of approved modifications.
    This process helps preserve the integrity and appearance of our community while ensuring fair and timely review for all residents.
